The hybrid advantage

Pedigree and reach. Why choose?

Agent 00i: Ryan Serhant (“S”) recruits Chris Itteilag for mission National Prestige in the Capital Region. 1:29, captioned.

Comparing Washington’s established luxury agents? Chris offers the same pedigree, plus what a traditional platform can’t: SERHANT’s global digital reach, in-house media production and modern marketing, in a founder-led practice where he answers personally for your result.

Chris built the first twenty years of his practice the traditional way: at Long & Foster | Christie’s International Real Estate, where he and his mother, longtime DC agent Nancy Itteilag, led the top team in the DC region, and then at Washington Fine Properties. As a Founder of SERHANT. in the Washington DC Capital Region, he now pairs that local network with SERHANT’s media production, global agent network and digital distribution.

The best of both worlds. Trained in the traditions of Washington Fine Properties, now amplified by the global reach of SERHANT.

  • Local depth: pricing judgment and relationships earned over 20+ years.
  • Off-market access: discreet introductions to buyers and homes that never go public.
  • Global reach: SERHANT’s brand and network bring out-of-market buyers.
  • Media: professional video, photography and digital campaigns produced for each listing.
  • Founder-led: Chris personally leads strategy and negotiation.

Reach, explained

Why reach decides outcomes now

Attention is the scarce resource in marketing a home. Buyers at the top of the market discover property on their phones, through video and social feeds, long before they book a showing. A listing reaches them only if it travels through the channels they already watch.

Many brokerages were built for an earlier era of print advertising, glossy catalogues and local networks. Those tools still have a place, but their reach is bought one placement at a time and ends where the budget ends. SERHANT. pairs a brokerage with a media engine: SERHANT. Studios produces film-quality video in house, and the company’s founder, Ryan Serhant, stars in the Netflix series Owning Manhattan. A home marketed through SERHANT. starts with an audience already in place.

For the Capital Region, that matters. The right buyer for a Georgetown rowhouse or a Potomac estate may be relocating from New York, California or overseas. Video and social distribution at this scale widen the pool beyond buyers already searching locally, and a wider pool of qualified buyers is what supports price.

Chris Itteilag pairs that platform with what no platform replaces. He is a native Washingtonian with 20+ years in luxury real estate, a Founder of SERHANT. in the Washington DC Capital Region, and was ranked the #1 SERHANT. Agent in Washington DC by volume by RealTrends Verified 2026. Local judgment and relationships, delivered with global reach.

Questions sellers ask about SERHANT. reach

Why is SERHANT. reach an advantage when selling a luxury home?

Attention is the scarce resource in modern home marketing, and SERHANT. earns it at scale. It is the most followed real estate brand in the world, and its SELL IT 2026 figures show 56.1B impressions, earned rather than bought, and 2,053 media placements in the last 12 months. No traditional brokerage comes close. For a seller, that means video and social distribution reaching buyers nationally and globally. Chris Itteilag brings that platform to DC, Maryland and Virginia.

What does “earned, not bought” reach mean in real estate marketing?

Bought reach is paid advertising: print ads, catalogues and sponsored placements that stop when the budget does. Earned reach is attention a brand attracts through its own content, press and audience. The 56.1B SERHANT. impressions are earned, not bought, and no traditional brokerage comes close. Homes marketed by Chris Itteilag through SERHANT. are introduced to that existing audience, alongside his 20+ years of relationships across the Washington DC Capital Region.

A fresh strategy

When a fine home isn’t finding its buyer

Sometimes a well-loved home sits on the market longer than anyone expected. Often the house is not the problem. The plan around it is.

The signs sellers recognize

  • Time on market. The days keep adding up, and the listing has started to look familiar to the buyers who matter.
  • Price reductions. One reduction, perhaps two, without the new traffic each was meant to bring.
  • Quiet showings. Few private showings, and little useful feedback from the ones there have been.
  • Generic presentation. Photography that could belong to any listing, with little or no video.
  • Narrow marketing. Exposure that stops at the MLS, a print advertisement and a local network.
  • Less contact. Updates from your agent have become shorter and less frequent.

What a fresh plan looks like

  • Repositioning. A clear story about who the home is for and why, so the next launch reads as new rather than reduced.
  • New photography and video. Film-quality imagery and video from SERHANT. Studios, made for the phones and feeds where buyers now discover homes.
  • Earned global reach. SERHANT. is the most followed real estate brand in the world, with 56.1B impressions, earned, not bought, and 2,053 media placements in the last 12 months (SERHANT. SELL IT 2026). No traditional brokerage comes close.
  • Pricing strategy. A price set from 20+ years of luxury experience across DC, Maryland and Virginia and recent comparable sales, not from the first number on the sign.
  • A native Washingtonian’s network. Relationships with buyers, agents and advisors across Washington DC, Maryland and Virginia, many built over decades.

Already under a listing agreement? Chris respects it and will not interfere with it. Review its terms, including the expiration date and any cancellation provisions. A confidential conversation now is for planning, so you are ready when your agreement allows you to choose.

The Georgetown Gingerbread House Competition

In 2025 Chris Itteilag launched the Georgetown Gingerbread House Competition, an annual holiday fundraiser presented by the Chris Itteilag Group and SERHANT. to raise awareness and funds for the Marine Toys for Tots Foundation. It returns in 2026.

Pastry teams at six Georgetown venues built handcrafted gingerbread houses: Four Seasons Hotel Washington, DC; CUT by Wolfgang Puck at Rosewood Washington, D.C.; Clyde’s of Georgetown; Fiola Mare; La Bonne Vache; and Call Your Mother Deli. The houses stayed on display from December 1 to 31 along a self-guided tour of the neighborhood. Every dollar donated counted as one vote for a favorite house, and all donations go directly to the Marine Toys for Tots Foundation.

“The event turns whimsical gingerbread houses into a force for good, raising funds for the Marine Toys for Tots Foundation and inspiring the joy and imagination that a single toy can spark in a child’s life.”
